Colterra Capital Corporation was formed in the fall of 2012 to invest in and manage real estate on behalf of private and institutional investors and for its own account. Colterra Capital’s team is highly experienced, diversified, with expertise in investment, development, asset management, property management and corporate finance.
Our principal objective is to purchase income producing properties that generate superior, consistent and growing rates of return for our investors with the opportunity for capital appreciation. We seek properties that provide dependable cash flow even in soft economic conditions. The experience gained as owners, developers, and managers gives Colterra Capital a unique perspective and a broader view of real estate issues and opportunities. We spend considerable time on market research and study each prospective acquisition carefully to accurately forecast leasing, cap rate and IRR trends.
Colterra Capital's focus is in the acquisition of small to mid-market multi-tenant retail, office and flex-office/industrial properties in select markets in Canada and the United States.
Colterra Capital has targeted three types of properties for acquisition:
Stabilized income producing properties that generate consistent rates of return with the opportunity for capital appreciation as a result of rental rate growth, advantageous lease rollovers, operating efficiencies, refinancing or re-positioning.
Value-added properties such as those with substantial vacancy, expansion possibilities or that may be repositioned, reconfigured, converted, retrofitted or redeveloped.
